Volume of coworkings offer in st. Petersburg increased by 12%

According to Maris analysts as at the end of Q1 2022, 81 coworking-centers operate in St.Petersburg in the format of offices and business incubators. The majority of serviced offices are located in the central district of the city - 53% of the gross volume. Leaders are still the same: Central district – 30%, Admiralteysky – 11%, Petrogradsky – 9%.

In Q1 2022 flexible office space replenished with three objects with a total capacity of more than 930 working places. The opening of the second largest coworking space in the city - OF Dostoevsky, under the management of the Moscow network operator, took place. So, gross volume of the offer work place increased by 11.7% in St.Petersburg.

Except large projects, the average area of new office spaces entering the market within the city's business part in the range of 200 – 700 sqm. Smaller-scale coworkings аppear as a rule in the peripheral sleeping districts of the city.

Rental Rates
Rental rates of a workplace is nominated depending on the period and type of placement. According to Maris experts in Q1 2022 the requested rental rates were slightly positive.

So, the cost of fixed place in March varied by: RUB 6,000 to 34,000 per month, average tariff – 13,700 RUB/ per month. (+4.4% to Q4 2021). Flexible place was: RUB 5,500 – 26,000 per month average tariff – 11,300 RUB. (+0% to Q4 2021). Daily rental rate of workplace varies in the range from 500 to 1,600 rub per day (+0% to Q4 2021). The growth of the offer of serviced offices by subscription system (the number of visits for a certain period of time) has been outlined on the market.

According to consultants’ estimates the opening of 13 new coworking spaces and the expansion of 1 existing coworking KAZANSKAYA PAGE has been announced by the end of the year. In total, the volume of supply will increase by 2,000 working places, provided that the relatively stable economic situation remains.
