Record growth of coworkings by the end of 2021

Analysts of Maris | Part of the CBRE Affiliate Network summed up the results of the year on the coworking market in St. Petersburg. The offer of workplaces in flexible office spaces doubled.

According to Maris analysts, as at the end of 2021, 80 coworking-centers operate in St.
Petersburg in the format of offices and business incubators. Majority of serviced offices are located in the central district of the city - 52% of the gross volume. Leaders are still the same: Central district – 29%, Admiralteysky district – 11%, Petrogradsky district – 9%, and Moskovsky district – 9%.

During the year we have seen a rapid growth of coworkings: 38 new spaces have entered the St. Petersburg market with the total capacity of more than 4,100 workspaces (22,700 sqm). The number of offered workspaces in flexible serviced offices in St. Petersburg has doubled.

New openings of  serviced spaces were announced: Baza, Buffer, Praktik on Gorokhovaya Street and Malookhtinsky Avenue, &Place! In the business center Melnik, Impulse of the network Praktik, Case and Lermontov Center. With the exception of large projects, the average area of new office spaces entering the market within the business part of the city still varies in the range of 200 - 700 sqm. Smaller-scale coworking spaces are also appearing, as a rule, in peripheral residential areas of the city.

 

Rental Rates


Rental rate of a workplace is nominated depending on the period and type of placement. According to experts from Maris | Part of the CBRE Affiliate Network, by the end of 2021, the requested rental rates were growing. Compared to the end of 2020, prices in the city increased by an average of 11%.

Fixed place: RUB 6,000 – 30,000 per month., average tariff– RUB 13,000 per month. Flexible place: RUB 5,500 – 24,500 per month., average tariff – RUB 11,300 per month. Daily rental rate of workplace varies in the range from RUB 500 up to 1,600 per day. In general during 2021 the coworking market has showed an increase in the supply of services according to the subscription system: by the number of visits over a certain period of time.

According to the estimates of Maris | Part of the CBRE Affiliate Network, the opening of 16 coworking spaces with a total area of more than 13,000 sqm has been announced for 2022. Due to preliminary estimates, the flexible office space market will increase by almost 2,300 workplaces. By the way the increase in supply this year will be 1.8 times lower than in 2021.
