Peak growth of coworkings for H1 2021

Analysts of Maris| Part of the CBRE Affiliate Network have told about the trends of the coworking market in St. Petersburg. According to the results of the H1 2021, the growth of coworking centers amounted to 30%.

According to Maris analysts, at the end June 2021, 57 coworking-centers operate in St. Petersburg in the format of offices and business incubators. Majority of coworkings are located in the central district of the city - 60% of the gross investment volume. Leaders are still the same: Central district – 28%, Admiralteysky district – 14%, Petrogradsky district – 11%, and Moskovsky district – 9%.

H1 2021 can be characterized by a rapid growth of coworking spaces. Increase in the supply of jobs in flexible offices amounted to almost 60% of the gross supply at the end of 2020. A new office space of the Praktik network was opened on Gorokhovaya Street (almost 800 working places). of Lermontov Center has received the first residents (168 working places).

With the exception of large projects, the average area of new places entering the market within the business part of the city still varies in range of 200 – 700 sqm.  Smaller–scale coworkings appear as a rule in the peripheral sleeping district of the city.

Rental rates

Rental rates of a workplace in serviced offices is settled depending on the period and type of placement. According to experts of Maris | Part of the CBRE Affiliate Network, the results of H1 2021 requested rental rates were characterized by positive dynamics: largest increase in tariffs occurred in Q1. In  Q2 there was a slight upward correction. Compared to the end of 2020, prices in the city increased by an average of 7%.

Fixed place: RUB 6,000 – 30,000 per month, average tariff – RUB 13,000 per month. Flexible place: RUB 5,000 – 24,000 per month, average tariff – RUB 10,200 per month. Daily rental rate of workplace varies in the range from RUB 500 to 1,600 per day. In Q2 2021 growth of the offer of serviced offices by subscription system (the number of visits for a certain period of time) has been outlined on the market.

The volume of growth in quality supply on the market in the second part of H1 2021 will not yield to the achievements of H1, and with a favorable development of events will exceed it by 30%.
