MARIS found a new office for GAZPROM LINDE ENGINEERING

Gazprom Linde Engineering carries out full range of works on the design of newly constructed and reconstructed facilities for deep processing of hydrocarbon raw materials under foreign licenses and in an unlicensed format.

Svetlana Movchan, deputy head of Office Real Estate Department comments on the deal: «The tenant was looking for premises in a short time, it was necessary to move within 1 month. This was basic but difficult requirement taking into account extremely low vacancy of office space. The second requirement was appropriate layout. The vacant premises did not satisfy by various parameters, and we began to look at occupied buildings. Having considered a couple of similar options, Gazprom Linde engineering stopped itssearch at Tusar business center. It was perfect for location, footage, number of parking spaces and release date. At the time of viewing the business center was 100% occupied».

This deal is indicative for St.Petersburg’s office real estate market. Vacancy on the office real estate market is very low that make tenants consider occupied areas, implying their release. Many owners of premises are ready for this subject to an increased in cash flow. Now we observe  more examples of such transactions, when occupied areas are vacated for the sake of a large tenant.
