Coworkings of St. Petersburg has risen in price by more than 10% over the current year

Analysts of Maris | Part of the CBRE Affiliate Network have told about the trends on the coworking market in St. Petersburg. According to the results of Q3 2021 growth of coworking centers amounted to 28%.


According to Maris’ analysts, at the end of September 2021, 73 coworking centers operate in St. Petersburg in the format of offices and business incubators. Majority of coworkings are located in the central districts of the city – 52% of the gross investment volume. Leaders are still the same: Central district – 29%, Admiralteysky district – 10%, Petrogradsky district – 10% and Moskovsky district – 7%. Process of gradual decentralization of offer is observed in 2021.

First nine months of 2021 characterized by a rapid growth of coworking spaces: 31 new office spaces with a total capacity of 3 325 working places entered the St. Petersburg market. In this way volume of supply of equipped workplaces in flexible office spaces increased by 86%, relative to final figure at the end of 2020. Openings of new office spaces of the Practik network on Gorokhovaya Street and Malookhtinsky Avenue (796 and 729 workplaces, respective). The first residents are accepted by Case (220 workplaces) и Lermontov Center (168 workplaces).

Currently, the segment is insignificant in St. Petersburg market and gross volume of supply is 1.2% of gross volume of supply high-quality office real estate. More than 50% of existing coworking spaces are not free, their area is less than 300 Sqm. With the exception of large projects, the average area of new serviced offices entering the market within the business part of the city still varies in range of 200 – 700 sqm. Smaller-scale coworkings appear as a rule in the peripheral sleeping district of the city.

Rental rates

Rental rates of a workplace in serviced offices is settled depending on period and type of placement. According to experts of Maris | Part of the CBRE Affiliate Network, the results Q3 2021 requested rental rates were characterized by positive dynamics: relative to the end of 2020, prices in the city have increased by an average of more than 10%.

Fixed place: 6,000 – 30,000 rub. per month, average tariff – 13,000 rub. per month. Flexible place: 5,000 – 24,000 rub. per month, average tariff – 10,900 rub. PM. Daily rental rate of workplace varies in the range from 500 to 1,600 rub. per day. The growth of the offer of services offices by subscription system (the number of visits for a certain period of time) has been outlined on the market

In Q4 launch of several large projects of flexible office spaces is expected, which will increase the supply of working places by almost 50%. Supposed to that such an increase in volume of supply will not have a significant pressure on price indicators of the market.
