MARIS sold Skandiavian business center
Alexey Fedorov, head of the Capital Markets & Investments department: « Investors' interest in acquiring profitable office real estate is stable. It has been significantly exceeding the supply for several years. Objects of 5,000-10,000 sqm are in the most demand, but even larger ones are also on the interest. The pandemic has had little effect on the actual activity of tenants. The majority of existing business centers continued to be filled, and tenants' search for new offices in 2021 has recovered almost to previous levels.
Scandinavian business center is a modern class В complex in Krasnogvardeyski district. Panoramic windows, view on the park, church and the Okhta River. Secured ground parking for 100 cars is provided.
«If we talk about current transactions for the purchase of business centers, then their number in the city is limited by the offer - most owners of business centers do not consider the sale at all, or set prohibitive prices. At the same time current rental rates of most of the objects do not provide a payback. Until this situation changes, the number of "end user" transactions will continue to prevail over "investment "», Alexey Fedorov summarizes.
