The builders are planning to finish the reclamation of a 470 hectare artificial peninsular in 2010. Officially the sales start on 30 June. They are not going to be open. "We have been in talks with the developers for long time now. Today we have enough legal and financial grounds to stop preliminary negotiations and start signing agreements. We were planning to finalize the deals with particular companies we know well already on 30 June," Lev Pukshansky, vice president with Marine Facade explains to CRE. He did not specify what companies he meant.

According to Mr. Pukshansky, Marine Facade project is unique for Russia and when looking for similar projects in Europe, it can only be compared with the French business center La Defance. "This product is absolutely clear and unique and it is an extraordinary opportunity to make a development project from scratch," says Mr. Pukshansky.

The vice president states that reclamation is financially feasible, yet some experts doubt the transparency of the environmental examinations. The peninsular construction has been long protested by environmentalists. According to their opinion, the environmental situation in the Nevskaya Guba has suddenly deteriorated. Environmentalists claim that the sediment load of the water has quadrupled while the concentration of heavy metals, oil products, and phosphorus has significantly increased.

Marina Smirnova, business center manager in the association of Maris | Part of the CBRE Affiliate Network in St-Petersburg commented on the situation by saying, "It is clear that investors need this project. But this construction seriously damages the environmental situation in the city. All the ground disposals made in the past are rising up and the fish dies out. Today this place is turning into a dead zone. The environmental examination stating that after the construction everything will be just the same looks like a fairy-tale", the cre.ru website said.
