Investments in developers’ projects: from the general to the special
September 29-30, 2008, were the dates when the 1st Russian national conference «Investments in developers’ projects: from the general to the special» took place. The conference was organized by the company “Inform-Media Russia” and took place in the hotel Holiday Inn Moscow Suschevsky.
On the event the following questions were discussed: what criteria should a project meet to attract an investor? what stage is the best for attraction and on what terms? how to minimize emergent risks? what advantages and special features have different ways of attracting investments? why is the method of securitization of income from commercial real estate being used? what does the rule of "undercapitalization" and concept of "beneficial ownership" consist in? what methods of attracting investments will be used by developers in the future?
The discussion of investment policy on the Russian market of real estate, which opened the conference, deserved special attention. The participants discussed the model of attracting investments under the conditions of international financial liquidity crises and the most attractive segments of the real estate for investors.
One of the speakers of this conference was Maxim Mikhailov – Managing Director of Maris | Part of the CBRE Affiliate Network. The subject of his report: «Operational recommendations on sale of investment object».
«In spite of lack of the investments in these developers’ projects, the conference was interesting. Indeed, it is very important to discuss the situation not only when everything is right but also when things go wrong.
As for the subject of my report, I would say without mock modesty, it was well-timed. Almost everyone who has the opportunity to sell projects or to estimate this opportunity uses it.
Proceeding from the character of the conference, I can say that the professional level of the market players of real estate in Russia has made its way. Outside the room everybody was talking about problems and sharing opinions how to overcome them in the nearest time.
